FDS Corporation
Case Study
FDS Corporation has expanded its footprint within Port One to a total of 435,000Sq ft across two warehouses. In addition to warehouse space, the company operates from 11,000Sq ft of Grade A air-conditioned office space, supporting its management and operational teams.
Both of FDS's warehouses are built to modern, energy-efficient standards, ensuring that the company not only benefits from superior logistics infrastructure but also aligns with industry-leading sustainability practices.
Expansion and Additional Features
EPC ‘A’ Rating: The energy efficiency of the building ensures lower operational costs and a reduced carbon footprint.
BREEAM ‘Very Good’ Standard: The build adheres to high sustainability standards, ensuring reduced environmental impact.
Environmental and Sustainability Aspects
Tailored to E-Commerce Needs: FDS Corporation, an internet retailer, required a logistics centre optimised for large-scale e-commerce operations. The warehouse was designed with a Very Narrow Aisle (VNA) racking system, utilising the full cubic capacity of the facility. This design maximises space efficiency by creating a storage solution that supports high-density pallet storage.
Maximised Pallet Capacity: With 15.5m clear eaves height, the building houses 60,564 pallet spaces, significantly increasing storage capacity and enhancing operational efficiency. This customisation helped meet the company’s demand for better space utilisation and cost savings in pallet storage.
Strategic Location: The facility's location at Port One is crucial for FDS’s logistics operations. Proximity to Felixstowe and Harwich ports offers excellent accessibility for import/export activities, making the site one of the most central customs sites in the Freeport East Zone.
Key Features of the Development
In July 2022, a 291,500 sq ft state-of-the-art logistics facility was completed and handed over to FDS Corporation—an e-commerce logistics company specialising in warehouse operations. Developed as a build-to-suit solution, the facility was designed in close collaboration with FDS and Jungheinrich to meet a core objective: maximising operational efficiency while reducing pallet storage costs.
